Town house vs Plot

what would you choose between a 35m town house in a gated community in Lavington/Westlands vs a 0.5 acre plot in kitsuru/karen/"new runda"?

(assuming both have exactly the same value currently (based on the actual location, size, amenities, e.t.c), which one do you think will grow faster as an investment

Hard to tell but I would rather go for the townhouse in gated community in Westlands. The younger generation is more invested in the townhouse lifestyle. Much easier to flip a townhouse than a plot.

The plot is more suitable for the old types. It is becoming more expensive to maintain those 0.5 acre plots. It is likely that the plot sizes will keep on shrinking. However, as an investment it makes more sense to go for the plot assuming you will slice it and sell to new money at some point in the future. There was a time in Karen you could only buy 5 acres minimum. Owners of the 5 acres are the ones selling the 0.5 acres at huge premium.

Neither.

Would buy a 1 acre plot in DC, build a palatial palace on it, invest 10m and take a trip to Tahiti and back to celebrate.
